First-Time Homebuyer’s Inspection Checklist

 

Exterior:

 

1.     Foundation & Structure:

o   Any visible cracks or uneven areas?

o   Water pooling around the foundation?

o   Signs of shifting?

2.     Roof & Gutters:

o   Missing or damaged shingles?

o   Gutters present and draining properly?

3.     Siding & Paint:

o   Cracks, peeling paint, or rotting wood?

o   Brick or siding in good condition?

o   Adequate caulking around windows and doors?

4.     Driveway & Walkways:

o   Cracks or uneven surfaces?

o   Adequate drainage from home?

5.     Landscaping & Grading:

o   Trees or plants too close to the home?

o   Is the ground sloping away from the foundation?

 

Interior:

 

1.     Walls, Ceilings & Floors:

o   Any cracks, stains, or bulging areas?

o   Water damage or mold on ceilings or walls?

o   Squeaky or uneven floors?

2.     Windows & Doors:

o   Any broken panes or damaged seals?

o   Doors align and close properly?

3.     Electrical System:

o   Light switches working?

o   Are there enough outlets in each room?

o   Are there GFCI outlets near water sources?

4.     Plumbing:

o   Water pressure in faucets?

o   Any signs of leaks under sinks or around toilets?

o   Check for water stains on ceilings or walls.

5.     HVAC System:

o   Heating and/or cooling systems working?

6.     Attic & Insulation:

o   Check for access to all attic spaces.

 

Kitchen:

 

1.     Appliances:

o   Are all appliances functioning (stove, refrigerator, dishwasher)?

o   Check for any leaks or water damage near the dishwasher and sink.

o   Are there GFCI outlets near the sink?

2.     Cabinets & Countertops:

o   Any loose or broken hardware?

o   Countertops in good condition, without cracks or wear?

 

Bathrooms:

 

1.     Toilets:

o   Flush toilets and check for leaks and proper function.

2.     Sinks & Showers:

o   Good water pressure in faucets and showers?

o   Check for caulking and tile conditions around the tub and shower.

o   Are there GFCI outlets in the bathroom?

3.     Ventilation:

o   Bathroom fan working properly?

o   Any signs of mold or mildew due to poor ventilation?

 

Basement/Crawlspace:

 

1.     Foundation & Moisture:

o   Look for cracks in the basement walls.

o   Any dampness, water stains, mold, or mildew smells?

2.     Pests:

o   Check for rodent droppings or insect damage.

 

Garage/Outbuildings:

 

1.     Garage Doors:

o   Do the doors open and close smoothly?

o   Check the automatic garage door opener, if applicable.

2.     Structure:

o   Are there any cracks in the walls or floors?

o   Inspect for water stains or leaks.

 

 

Additional Tips:

 

·        Keep Notes: Bring a notepad or use your phone to jot down any potential issues you spot.

·        Ask for Repair History: Ask the current homeowners for any repair or maintenance records.
